Pre-purchase roof surveys around Waldron

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as The Parish Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Pre-purchase roof survey in Waldron

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’re worried about quick fixes on flashings and valleys and blistered or split felt on a flat roof, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Waldron, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Ask for loft access on the day
  • For a flat, check who is responsible for the roof
  • Ask for any paperwork for recent roof work
  • Give your solicitor a copy of the report

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

Common questions in Waldron

Is my home in Waldron listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Waldron?

Yes. Our area covers London and South East England, and Waldron is part of that. You can call 07833 053749 or drop us an email with the address and some details.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Roof by roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

How it works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Waldron can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Before we arrive

  • Make sure the loft hatch can be reached
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we’re looking at

Book a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roofs we survey in Waldron

  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space

Common roof problems in Waldron

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Things that often lead to a survey include:

  • Gaps where slates or tiles have come loose
  • Roof slopes that look uneven or sagging
  • Cracked flaunching or crumbling chimney pointing
  • Worn or lifted lead flashings

Landlords with a home close to Buxted station may find that a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • When you’ll get the report
  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
