Pre-purchase roof survey in Maynard's Green: what you get

Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. If you’ve noticed damp timbers or stains in the loft and blistered or split felt on a flat roof, a survey will tell you what’s going on, on gutters and downpipes, clay and concrete tiles and chimney stacks alike.

Some older homes in villages like Maynard's Green are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Signs you need a pre-purchase roof survey in Maynard's Green

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

Signs worth acting on include:

  • Cracked flaunching or crumbling chimney pointing
  • Signs of past leaks inside the loft
  • Quick fixes on flashings and valleys
  • Lead that has worked loose at a wall or chimney

The streets around a church such as Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • What the report includes, and whether it has photographs
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

FAQs for Maynard's Green

Is Maynard's Green in the area you cover?

We do. The survey and report are the same in Maynard's Green as anywhere else.

Will you come out to Maynard's Green?

Yes, Maynard's Green is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Maynard's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Different roofs, different checks

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
