Why get it checked now?

A good many buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. In an older home around Sandy Cross, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Why book with us

  • Two decades and more of roof surveys
  • An independent view of the roof
  • Covered by professional indemnity and public liability insurance

Pre-purchase roof surveys for homes and businesses in Sandy Cross

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey the roof space, lead flashings and valleys and natural slate, and common reasons people get in touch are flashings that have lifted or split and slipped or missing slates and tiles.

In a smaller place like Sandy Cross, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Some parts of a survey depend on the weather, so a visit to Sandy Cross is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

What a pre-purchase roof survey looks like in Sandy Cross

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to St Richards Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What a pre-purchase roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What we look at

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Natural slate

Do you need a pre-purchase roof survey in Sandy Cross?

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Things that often lead to a survey include:

  • Damp timbers or stains in the loft
  • Blistered or split felt on a flat roof
  • Roof slopes that look uneven or sagging
  • Gutters choked with leaves and moss

For any home in Sandy Cross, it is the small, early fault that is cheapest to put right.

Before booking anyone

  • What they will not be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive

What to expect from a roof survey

Sandy Cross: your questions answered

Is Sandy Cross in the area you cover?

Yes, Sandy Cross is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in Sandy Cross?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

How do I arrange a pre-purchase roof survey in Sandy Cross?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
