About our pre-purchase roof survey in Old Heathfield

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. We’re often asked to look into slates or tiles that have slipped or gone and old water stains in the roof space, across gutters and downpipes, the roof space and flat-roofed extensions and dormers.

In a village or hamlet like Old Heathfield, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. In a small place like Old Heathfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Old Heathfield

  • Every finding written up with photos
  • An independent look at the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Prices that include VAT

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • The type of building and roof, like pitched or flat

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, call 07833 053749 or send us an email.

What a pre-purchase roof survey looks like in Old Heathfield

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as The Parish Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Old Heathfield is about 7 miles north of Hailsham, in East Sussex. Whether the building in Old Heathfield is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Old Heathfield is one of the places in East Sussex where we work for pre-purchase roof surveys. We also survey roofs in Brighton.

Common roof problems in Old Heathfield

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

A survey makes sense if you’ve noticed:

  • Signs of past leaks inside the loft
  • Standing water on a flat extension roof
  • Roof slopes that look uneven or sagging
  • Slates or tiles that have slipped or gone

Bateman's, about 4.9 miles north-east, is one of the historic houses in the wider area around Old Heathfield. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

What to expect from a roof survey

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Old Heathfield: your questions answered

Do you carry out roof surveys in Old Heathfield?

Yes, Old Heathfield is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or send us an email with the address and some details.

Do you cover smaller places like Old Heathfield?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Old Heathfield can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
