About our flat roof survey in Old Heathfield

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about blisters and bubbles in the covering and ponding water that doesn’t drain away, we can find out what’s behind it.

Some older homes in villages like Old Heathfield are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t.

Landlords, agents and block managers in Old Heathfield

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

We survey roofs for landlords and letting agents as well as householders. A report with photographs gives you a clear record of the flat roof, useful for planning maintenance.

What affects the price in Old Heathfield

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Old Heathfield: your questions answered

Is Old Heathfield in the area you cover?

Yes, Old Heathfield is one of the places we work. The survey and report are the same in Old Heathfield as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Old Heathfield is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt

The survey, step by step

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Around Old Heathfield, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Make sure we can get to the back of the property
  • Jot down any questions you want answered
  • Leave a clear route to the loft

What we’re asked to look at in Old Heathfield

Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

People typically book a survey after spotting one of these:

  • Splits and cracks in the covering
  • Upstands pulling away from walls
  • Standing water left after rain
  • Damaged trims at the roof edge

For an older house near a landmark such as The Parish Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • How soon the report will arrive

What a roof survey includes

Leave it or get it looked at?

Before replacing a flat roof, it is useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. For older village homes like those around Old Heathfield, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What a flat roof survey looks like in Old Heathfield

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Bateman's, about 4.9 miles north-east, show how far back building in the area around Old Heathfield goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like Heathfield Community College, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
