How a roof leak investigation works in Maynard's Green

We investigate roof leaks in Maynard's Green and across London and the South East. We visit on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us. We survey the roof space, lead flashings and slate and tile slopes, and people most frequently book us about water dripping from rafters or underlay and water through the ceiling under a flat roof.

Somewhere as small as Maynard's Green, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate
  • What’s under the covering or behind the plaster

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details
  • The roof space
  • Slate and tile slopes

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Maynard's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we’re looking at
  • Make sure we can get to the back of the property

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

What a roof leak investigation looks like in Maynard's Green

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in. Historic houses like Horselunges Manor, about 4.2 miles south, show how far back building in the area around Maynard's Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Christ Church: lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Maynards Green Community Primary School: a leak through a large roof is often found some distance from where the water shows inside.

Why it is worth a survey now in Maynard's Green

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. For older village homes like those around Maynard's Green, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Useful tips for Maynard's Green property owners

Here are a few things we’d tell any owner:

  • Do not touch fittings that water is reaching
  • Clear the loft hatch so we can get in
  • Leave roof access to professionals
  • Let us know what has already been tried

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Your questions about roof leak investigations in Maynard's Green

Will you come out to Maynard's Green?

Yes. Maynard's Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is Maynard's Green in the area you cover?

Yes. We work right across London and the South East, and Maynard's Green is part of that. You can call 07833 053749 or email us with the address and some details.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
