Electronic leak detection in Waldron, East Sussex
Electronic leak detection to pinpoint holes in flat roof membranes for Waldron, from an experienced roof surveyor. You get a clear written report with photos.
- Leaks at pipes, outlets or fixings
- Breaches hidden under paving or planting
- Gaps at membrane joints
What we look for on each type of roof
EPDM rubber roofs
Certain rubber membranes are conductive, which can rule out some methods. We’ll say if the test will not work.
Single-ply membranes
Some single-ply membranes suit electronic testing well but it depends on the product and layers.
How electronic leak detection works in Waldron
Some flat roofs can’t be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof is not suitable, we will tell you before any testing. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. If you’re worried about stains far from any visible defect and leaks at pipes, outlets or fixings, we can find out what’s behind it, whatever the roof.
Flat roofs on exposed homes in small places like Waldron take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Waldron questions
Do you carry out roof surveys in Waldron?
Yes, Waldron is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or send us an email with the address and some details.
Is my home in Waldron listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you find leaks on a covered flat roof?
In some cases. The layers on top and the build-up below decide it, and some may need lifting. We’ll discuss it before we quote.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long will testing take?
It normally takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote.
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
When to book a survey in Waldron
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny, but still let water through.
Look out for signs like these:
- Breaches around outlets and penetrations
- Leaks through a flat roof with no obvious cause
- Repairs that haven’t stopped the leak
- Leaks under green or ballasted roofs
For an older house near a landmark such as The Parish Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Questions to ask before booking
- What experience they bring
- Whether VAT is added on top
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they plan to inspect the roof safely
How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take as long as needed for the size of the roof and how it’s built, which we set out in the quote. Rural addresses near Waldron can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.

What else we do in Waldron
Electronic leak detection in Waldron: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Landlords with a home close to Buxted station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
