Electronic leak detection for homes and businesses in Eastbourne

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. We survey single-ply roofs, liquid-applied waterproofing and roof terraces and balconies, and the problems we are asked to look at most are breaches around outlets and penetrations and leaks through a flat roof with no obvious cause.

Blocks of flats in places the size of Eastbourne typically have a shared flat roof, which managing agents, residents’ companies or owners have to keep watertight. A leak in the top-floor flat is often the first sign of a problem with the membrane. Finding the cause early limits the damage. Let us know who manages the building, as access to a shared roof has to be arranged.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • How wet the insulation is
  • Water entering through details rather than the membrane
  • Some conductive membranes

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

What we look at

  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Single-ply roofs
  • Flat roof membranes

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Electronic leak detection in Eastbourne: local notes

Eastbourne is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you run a hotel or guest house in or near Eastbourne, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. Take a building like Stafford Junior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Hampden Park station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What affects the cost of electronic leak detection

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Height and safe access
  • Roof area
  • The number of roofs, including extensions and garages

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. We will confirm the figure before booking.

What to tell us when you contact us

A few details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Roof by roof

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.

Single-ply membranes

ELD frequently works on single-ply membranes but it depends on the product and layers.

Questions from Eastbourne

Can you look at the flat roof of a hotel or office near Eastbourne?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Is my home in Eastbourne listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, call 07833 053749 or use the contact form.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

How do I book a survey in Eastbourne?

Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes a length of time set by the roof’s area and construction, which we set out in the quote. If the property is near the centre of Eastbourne, let us know about car parks or permit rules nearby. Inside, the loft and any room with a stain are the places we’ll want to see. Outside, we work round the building to find the safe viewpoints.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with whoever owns or manages the building
