Roof surveys for homes and businesses in Cade Street

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at flashings that have come away from the wall and standing water on a flat roof, on clay and concrete tiles, lead flashings and ridges, hips and valleys.

Older buildings in small places like Cade Street may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Do you need a roof survey in Cade Street?

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Common reasons to book include:

  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles
  • Crumbling chimney pointing or cracked flaunching
  • Valley linings that have cracked or split

If you own one of the older houses in the streets near The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What experience they bring
  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photographs
  • When you’ll get the report

What a good roof survey covers

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Cade Street can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property

Questions from Cade Street

Do you cover Cade Street?

Yes. Our area covers London and South East England, and Cade Street is part of that. Just call 07833 053749 or email us and let us know about the property.

Is Cade Street within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What’s the best way to book?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof. Surveys run on any day of the week.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Roof by roof

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

What a roof survey looks like in Cade Street

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Cade Street has a long history of building, with Bateman's about 4.7 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building such as Heathfield Community College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why act early in Cade Street

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. Older cottages and farmhouses around Cade Street can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
