Chimney survey in Cade Street

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re frequently asked to look into gaps where the stack meets the roof and damaged chimney pots and cowls, across chimney pots and cowls, flaunching and brick chimney stacks.

Somewhere as small as Cade Street, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Cade Street: your questions answered

Does a conservation area affect roof work in Cade Street?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Cade Street?

We do. The survey and report are the same in Cade Street as anywhere else, and visits run on weekdays and weekends.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

How much does a chimney survey cost in Cade Street?

Prices start from £150, including VAT. We confirm the price for the job before you book, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Is a leaning chimney dangerous?

Do not ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it is stable.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The survey, step by step

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Cade Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Move anything stored under the loft hatch
  • Leave side gates unlocked
  • Point out any leaks or damp patches

Advice

Roofs, chimneys and gutters in Cade Street

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.7 miles east lies Bateman's, a reminder of how long the area around Cade Street has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building like Heathfield Community College, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near The Parish Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why act early in Cade Street

If you are thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Older cottages and farmhouses around Cade Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether a gas appliance or its flue is safe
  • Structural calculations for a leaning stack
  • Areas we cannot view from safe positions

Different roofs, different checks

Chimney pots and cowls

Each pot is bedded into the flaunching, frequently with a cowl or cap on top. We check that they look secure and undamaged.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
