Chimney Survey in East Sussex

Chimney surveys across East Sussex: what to expect

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. We survey flaunching, shared and party-wall stacks and chimney breasts, and the problems we are asked to look at most are a chimney out of line and gaps where the stack meets the roof.

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most homes, a little longer where there are several stacks.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a photo-illustrated written report and our recommendations.

In Eastbourne, that means homes and buildings near St Andrew, Princes Park and Stafford Junior School, among other places. Nearby too are The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). Chimney surveys across East Sussex: local notes

Across East Sussex, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and East Sussex is well within that. Visits run on weekdays and at weekends. Parts of East Sussex are coastal, so wind can decide whether a drone flies or a roof can be reached safely. If conditions are not right, the visit moves to a calmer day.

Eastbourne: If you let a flat or house near Hampden Park station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Signs you need a chimney survey

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

People normally book a survey after spotting something like this:

  • Unused flues sealed without airflow
  • Pots or cowls that look unsafe
  • Damp patches on chimney breasts
  • Eroded joints in the brickwork

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • The size of the roof
  • The use of thermal imaging or a drone

To find out what your survey will cost, phone 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Getting in touch

We will normally ask about:

  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Hidden damage within the stack
  • Structural calculations for a leaning stack
  • Whether a gas appliance or its flue is safe

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in East Sussex. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Common questions in East Sussex

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

What does the report include?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
