Common roof problems in Wadhurst

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Things that frequently lead to a survey include:

  • Flashings pulling away from the stack
  • Loose, cracked or missing pots
  • Flaunching that has broken away
  • Signs that a stack is leaning

Take a building like Wadhurst CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report
  • What the survey won’t cover
  • Their drone registration, if they fly one

What’s in a roof survey

Chimney surveys for homes and businesses in Wadhurst

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. If you’ve noticed mortar washing out of the joints and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Wadhurst, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Common questions in Wadhurst

Is Wadhurst within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Wadhurst station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Can you survey a chimney stack we share with next door?

Yes. We inspect what can be seen safely and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

What we look for on each type of roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

What a chimney survey doesn’t cover

It is useful to know what a survey won’t do before you book:

  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden sides of a shared stack

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What this survey covers

  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching
  • Chimney pots and cowls

Why act early in Wadhurst

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Around Wadhurst, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

How it works

After the inspection, everything we found is written up in a report with photos. On timing, it typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. With a bit of garden around a house, as there often is around Wadhurst, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Find any records of previous roof work
  • Point out any leaks or damp patches
  • Jot down any questions you want answered

How to book

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.
