Roof surveys across TN5

Roof surveys across TN5: what to expect

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey the roof space, flat roofs and natural slate, and the problems we’re asked to look at most are valley linings that have cracked or split and standing water on a flat roof.

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

What affects the price in TN5

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Local landmarks in Wadhurst

Around Wadhurst, our work takes us to homes and buildings near White Hart pub, Uplands Community College and The Parish Church of St Peter and St Paul. Wadhurst’s nearest station is Wadhurst station, roughly 1 mile north-west of the centre. Well-known places in the area include Ticehurst House Hospital (3.1 miles east) and Old Scotney Castle (3.9 miles north-east). Green spaces nearby include Bewl Water.

Homes and roofs across TN5

From Wadhurst, Ticehurst and Flimwell to its smaller places, buildings across TN5 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in TN5 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Wadhurst: Take an older house close to The Parish Church of St Peter and St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first. Historic houses such as Wadhurst Castle, about 0.1 miles south, show how far back building around Wadhurst goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Find records of any re-roofing or repairs
  • Don’t climb onto the roof yourself
  • Include dormers, porches and garages when booking
  • Watch for slipped slates after bad weather

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What we are asked to look at in TN5

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

Things that often lead to a survey include:

  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching
  • Cracked mortar along the ridge
  • Debris building up in roof valleys

How the survey changes by roof type

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

What a survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left

TN5: your questions answered

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How long does a roof survey take?

It typically takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
