FAQs for Newbury's
Do you survey roofs for landlords with property near Wadhurst station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
Do you cover smaller places like Newbury's?
Yes. Newbury's is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a report with photographs and recommendations.
About our roof survey in Newbury's
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Common reasons to book are loose chimney pots and cracked mortar along the ridge, across clay and concrete tiles, natural slate and the roof space.
Older buildings in small places like Newbury's may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we look for on each type of roof
Chimney stacks
We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted.
What affects the price in Newbury's
When we price a survey, we consider:
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- Height and safe access
- The type of building, from a house to a block or an office
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.
What to let us know when you contact us
When you call or email, these details help:
- What’s prompted the survey
- Photos of the roof, taken safely from ground level or a window
- The kind of building and roof involved
- Where the property is, with the postcode
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.
Landlords, agents and block managers in Newbury's
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Move stored items away from the loft hatch
- Don’t climb onto the roof yourself
- Include dormers, porches and garages when booking
- Hold on to the report for future surveys
We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
What a roof survey looks like in Newbury's
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Uplands Community College will know that large buildings have long gutter runs and big roofs that need checking like any other. Historic houses such as Wadhurst Castle, about 1.5 miles south-west, show how far back building around Newbury's goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Wadhurst station may find that the gap between tenancies is a good time to have the roof looked at.

When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- A promise that the roof won’t leak in future
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.
What we check
- Lead flashings
- Ridges, hips and valleys
- Flat roofs
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Natural slate
The survey, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Newbury's, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Before the survey
- Note where any stains or damp appear
- If you’re buying, check with the agent that we can get in
- Check pets are kept safely away
