Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. Arranging work in a smaller place like Hellingly is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

About our roof survey in Hellingly

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Common reasons to book are gaps in the roof where coverings have gone and torn or sagging underlay, across natural slate, flat roofs and the roof space.

Around Hellingly, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Walls, floors and services below the roof
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What our survey covers.

Hellingly questions

Will you come out to Hellingly?

Yes, Hellingly is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Polegate station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a survey costs

A few things affect what a survey costs:

  • Roof area
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors

Most bookings start with a short call: ring 07833 053749 or drop us an email. You will have a price before anything is arranged.

Roof surveys around Hellingly

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. With Horselunges Manor about 0.6 miles west, Hellingly sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Polegate station, the gap between tenancies is a good time to have the roof looked at.

Hellingly is about 1 mile north of Hailsham, in East Sussex. In Hellingly, as across East Sussex, every roof gets the same careful survey. Our East Sussex coverage includes Hellingly. Our Brighton page covers surveys nearby.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours for most homes, depending on how many separate roofs there are. In a smaller place like Hellingly, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

When to book a survey in Hellingly

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Signs worth acting on include:

  • Slates or tiles that have slipped or broken
  • Leaking gutter joints and downpipes
  • Cracked mortar along the ridge
  • Loose chimney pots

For site and facilities teams at buildings such as Hawkes Farm Academy, large buildings have long gutter runs and big roofs that need checking like any other.
