Pre-purchase roof survey in Newbury's

We survey roofs for buyers in Newbury's and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or drop us an email. We are often asked to look into gutters choked with leaves and moss and quick fixes on flashings and valleys, across lead flashings and valleys, natural slate and flat-roofed extensions and dormers.

In a village or hamlet like Newbury's, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Request records of any re-roofing
  • Check we’ll be able to get into the roof space
  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

What happens if roof problems are left?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in, with photos of anything that needs attention. Outbuildings and barns around Newbury's are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common questions in Newbury's

Is my home in Newbury's listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Newbury's?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or send us an email.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will explain what’s needed.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two at most homes, or half a day or so for a commercial building. Cottages and farmhouses around Newbury's often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away
  • For a flat or shared roof, check access with the freeholder or managing agent

How to book

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

Advice

Local roofs and buyers in Newbury's

About 1.5 miles south-west lies Wadhurst Castle, a reminder of how long the area around Newbury's has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.

For an older house near a landmark such as Rehoboth Chapel, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Common roof problems in Newbury's

Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Typical things we are asked to look at include:

  • Cracked flaunching or crumbling chimney pointing
  • Damp timbers or stains in the loft
  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof

If you let a flat or house near Wadhurst station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
