How a pre-purchase roof survey works in Shover's Green
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re often asked to look into roof slopes that look uneven or sagging and standing water on a flat extension roof, on natural slate, clay and concrete tiles and chimney stacks.
Somewhere as small as Shover's Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. Around Shover's Green, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Do you cover smaller places like Shover's Green?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. Older rural homes like those around Shover's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Note where any stains or damp appear
- Have keys ready for side gates, garages or roof access doors
- Jot down any questions you want answered

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
How the survey changes by roof type
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
