How a pre-purchase roof survey works in Stonegate

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey chimney stacks, clay and concrete tiles and the roof space, and people most often book us about worn or lifted lead flashings and gutters that overflow or drip at the joints.

In a village or hamlet like Stonegate, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Why act early in Stonegate

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Stonegate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Why us?

  • Independent findings on the roof’s condition
  • Over 20 years’ experience
  • More than 5,000 surveys completed
  • Professional indemnity and public liability insurance

Different roofs, different checks

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Pre-purchase roof surveys around Stonegate

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. With Wadhurst Castle about 3 miles north-west, Stonegate sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Stonegate station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Stonegate is about 9 miles south-east of Royal Tunbridge Wells, in East Sussex. We provide pre-purchase roof surveys for homeowners, landlords and businesses in Stonegate and nearby. Our area takes in places right across East Sussex, large and small. Maidstone is in our area too.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It typically takes an hour or two for a house, though large, tall or awkward roofs take more time. In a small place like Stonegate, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached

What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we look at

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses

Landlords, agents and building managers in Stonegate and across East Sussex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Your questions about pre-purchase roof surveys in Stonegate

Is Stonegate within the area you cover?

Yes, Stonegate is on our map. Villages and rural addresses get the same survey as a town house.

Is Stonegate in the area you cover?

Yes, Stonegate is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and some details.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you climb onto the roof?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
