What happens on the day

After the inspection, everything we found is written up as a report with photos. As for time on site, it usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Stonegate, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Chimney survey in Stonegate: what you get

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Common reasons to book are a stack that appears to lean and damp patches on chimney breasts, across lead flashings, shared and party-wall stacks and chimney pots and cowls.

Older buildings in small places like Stonegate may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Stonegate homes and their roofs

About 3 miles north-west lies Wadhurst Castle, a reminder of how long the area around Stonegate has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Stonegate Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Stonegate station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common questions in Stonegate

Do you survey roofs for landlords with property near Stonegate station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is Stonegate within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Does the report include photographs?

Yes. Photographs are part of every report.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What happens if roof problems are left?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. For older village homes like those around Stonegate, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Don’t use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use the report as a baseline for future checks

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Landlords, agents and block managers in Stonegate

Any of our surveys can be booked by landlords, agents and building managers in Stonegate. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
