About our chimney survey in Witherenden Hill

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Common reasons to book are unused flues sealed without airflow and frost-damaged brickwork on the stack, across flaunching, chimney pots and cowls and chimney breasts.

In a village or hamlet like Witherenden Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Witherenden Hill homes and their roofs

About 2 miles south-east lies Bateman's, a reminder of how long the area around Witherenden Hill has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Homes near green spaces such as Wadhurst Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For landlords with property near Stonegate station, the gap between tenancies is a good time to have the roof looked at.

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Older and listed buildings around Witherenden Hill may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Witherenden Hill: your questions answered

I let a flat near Stonegate station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Witherenden Hill?

Yes. Witherenden Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is a leaning chimney dangerous?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Witherenden Hill can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Keep the report to compare against at the next survey
  • Use a Gas Safe registered engineer for gas appliances
  • Look at the chimneys with binoculars after a storm
  • Have brackets on the chimney checked

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
