How a gutter survey works in Witherenden Hill

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It is an easy job to put off but it rarely improves. We survey fascias and soffits, eaves gutters and outlets and hoppers, and people most often book us about gutters that have fallen out of line and joints that drip after rain.

In a village or hamlet like Witherenden Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Witherenden Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

Advice

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Pipes below ground level
  • Hidden sections we cannot view safely
  • The inside of a downpipe along its whole length

What this survey covers

  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Downpipes

When to book a survey in Witherenden Hill

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Things that frequently lead to a survey include:

  • Leaking or loose downpipes
  • Overflowing eaves gutters
  • Rotten fascias or stained soffits
  • Blocked outlets and hoppers

Homes near green spaces such as Wadhurst Park can get more leaves in their gutters in autumn.

What to expect from a roof survey

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

Why act early in Witherenden Hill

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. For an older or listed building in a place like Witherenden Hill, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Common questions in Witherenden Hill

Do you cover smaller places like Witherenden Hill?

Yes. Witherenden Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can a landlord with a rental near Stonegate station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

How much time does the visit need?

It typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
