Questions from Bexhill-on-Sea

I let a flat near Bexhill station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Do you carry out roof surveys in Bexhill-on-Sea?

We do. The survey and report are the same in Bexhill-on-Sea as anywhere else, and visits run on weekdays and weekends.

What’s the best way to book?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What does the report include?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or drop us an email.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Gutter surveys for homes and businesses in Bexhill-on-Sea

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are frequently asked to look into soffits marked by water and hoppers and outlets full of debris, on downpipes, valley gutters and parapet and box gutters.

Most homes in a town like Bexhill-on-Sea are houses, so the roof is typically the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. The photographs let you see the parts of the roof you cannot get to.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Do you need a gutter survey in Bexhill-on-Sea?

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Most people get in touch when they’ve noticed one of these:

  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt
  • Leaks at the gutter joints

If you own a rental within reach of Bexhill station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What they won’t be able to tell you
  • Whether they hold professional indemnity and public liability insurance
  • What happens after the report arrives

Gutter surveys around Bexhill-on-Sea

The coast is about 1 mile or less from Bexhill-on-Sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building like King Offa Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces like Egerton Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Why get it checked now?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Around Bexhill-on-Sea, gutters that overflow soak the wall below, and damp follows inside. A slipped tile or worn flashing does the same higher up. Neither gets better on its own.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

Roof by roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. A visit in Bexhill-on-Sea runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you won’t be there yourself, let us know who will let us in.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at
