Gutter survey in Russell's Green: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. If you are worried about sagging gutters and loose brackets and fascia boards damaged by overflowing water, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Russell's Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Landlords, agents and block managers in Russell's Green

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Why get it checked now?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from the ground. Where a roof is exposed, as many are in small places like Russell's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.

Gutter surveys around Russell's Green

Russell's Green is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If your home is one of the older ones in the streets near The Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Cooden Beach station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Highwoods shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Common questions in Russell's Green

Is the coastal weather around Russell's Green hard on roofs?

It can do. Within about 3 miles of the sea, as Russell's Green is, metal fixings wear faster and gales find any loose ridge or slate.

Is Russell's Green within the area you cover?

Yes. Russell's Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe and a drone where applicable.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or use the contact form.

What will the report tell me?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
