Gutter surveys around Sidley

The coast is about 2 miles or less from Sidley, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Egerton Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you let a flat or house near Bexhill station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Gutter survey in Sidley

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are water backing up from a hidden gutter and sagging gutters and loose brackets, on downpipes, outlets and hoppers and fascias and soffits.

Trees around homes in smaller places like Sidley drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Practical tips

Here are a few things we’d tell any owner:

  • Check from ground level or a window, not a ladder
  • Get trees that overhang the gutters trimmed
  • Check the loft with care after heavy rain
  • Have gutters cleared at least once a year

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Common questions in Sidley

Is my home in Sidley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Bexhill station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Landlord and commercial surveys in Sidley

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Homes in smaller places like Sidley can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Some parts of a survey depend on the weather, so a visit to Sidley is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at

Booking a survey

A quick phone call is normally the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

What affects the price in Sidley

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Access details, like a loft hatch or a shared roof

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.
