Electronic Leak Detection in Sidley
Electronic leak detection in Sidley and the rest of East Sussex. Surveys run seven days a week.
- A flat roof leak that can’t be traced
- Damage from equipment installers
- Breaches hidden under paving or planting
What happens if roof problems are left?
Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. In an older home around Sidley, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before you book.

Electronic leak detection in Sidley: what you get
Our ELD testing covers flat roofs in Sidley and the rest of London and South East England. Testing normally takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. Every roof is quoted on its size and build-up. You get a written report with photos. If you’ve noticed damage from equipment installers and new membranes needing a check before handover, we can find out what’s behind it.
In a smaller place like Sidley, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.
The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later.

The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a smaller place like Sidley, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photographs in a report for your roofer.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch

Advice
Different roofs, different checks
EPDM rubber roofs
ELD on EPDM depends on the product and the layers. We check before we quote.
Single-ply membranes
ELD frequently works on single-ply membranes, depending on the type and build-up.
Sidley questions
Is the coastal weather around Sidley hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Sidley is within about 2 miles of the coast.
Does a conservation area affect roof work in Sidley?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Does the report include photographs?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Do you cover Sidley for electronic leak detection?
Yes. Sidley is part of the area we cover, and the service is the same as everywhere else we work.
What a survey costs
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
If you can, have these to hand when you contact us:
- Access details, such as a loft hatch or a shared roof
- The address and postcode of the property
- What’s prompted the survey
- Any photos you have, taken from the ground or a window

What we cannot see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Water entering through details rather than the membrane
- Fixing the holes we find
- Roofs whose membrane or build-up is not suitable
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Electronic leak detection in Sidley: local notes
The coast is about 2 miles or less from Sidley, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take a building like All Saints Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a hotel or guest house in or near Sidley, a roof problem can mean rooms out of use. If your home is one of the older ones in the streets near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
