Electronic leak detection for homes and businesses in Catsfield
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photographs of each breach found. We are often asked to look into leaks under green or ballasted roofs and holes left by work on the roof, across liquid-applied waterproofing, green roofs and single-ply roofs.
Flat roofs on exposed homes in small places like Catsfield take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How it works
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. For a village or hamlet like Catsfield, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
Before the survey
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller
- Make a note of anything you’d like us to look at

How we price electronic leak detection
What a survey costs depends on the time and equipment it needs. The main factors are:
- Roof area
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.
What we need to know
Getting the details right at the start saves time. It helps to include:
- What made you get in touch
- Any photos you have, taken from ground level or a window
- Where the property is, with the postcode
- How the loft is reached, if there is one
Every survey is priced before it is booked, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, ring 07833 053749 or use the contact form.
Surveys for landlords and agents in Catsfield
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof membrane, with photographs.
When to book a survey in Catsfield
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny but water still finds them.
Things that frequently lead to a survey include:
- Leaks under green or ballasted roofs
- New membranes needing a check before handover
- Failed seams and laps
- Leaks through a flat roof with no obvious cause
Take an older house close to The Parish Church of St Laurence: flat-roofed rear additions and dormers added over the years are worth checking.
Before booking anyone
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their insurance cover
- What the survey won’t cover
- How soon the report will arrive

Catsfield questions
Will you come out to Catsfield?
Yes, Catsfield is on our map. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Catsfield?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.
Does electronic leak detection work on all membranes?
ELD doesn’t suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. We’ll tell you if yours isn’t suitable at the start.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
What does electronic leak detection do?
It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Local flat roofs in Catsfield
Catsfield lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Durhamford Manor about 4.4 miles north-east, Catsfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For landlords with property near Battle station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Catsfield Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Catsfield is about 4 miles north of Bexhill-on-Sea, in East Sussex. Surveys in Catsfield work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across East Sussex. Brighton is in our area too.

What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- How wet the insulation is
- Water entering through details rather than the membrane
- Parts of the roof covered by fixed equipment
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.
