About roof surveys in TN33

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are leaking gutter joints and downpipes and slates or tiles that have slipped or broken, on natural slate, flat roofs and ridges, hips and valleys.

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and TN33 is well within that. We survey on any day of the week. Coastal parts of TN33 can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.

Battle: If you look after a building like Battle and Langton Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as The Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Prices for roof surveys in TN33

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

We will usually ask about:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
  • What follow-up you get after the report
  • Whether VAT is added on top

TN33: your questions answered

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
