- A full building survey of the property

Roof survey in Russell's Green: what you get
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey chimney stacks, flat roofs and natural slate, and people most often book us about cracked mortar along the ridge and loose chimney pots.
In a small place like Russell's Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What affects the price in Russell's Green
When we price a survey, we consider:
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can safely be seen
- Roof area
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
Helping us price your survey
You don’t need to know any roofing terms. Just tell us:
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- Your timetable, such as an exchange date
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
When to book a survey in Russell's Green
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
Typical things we’re asked to look at include:
- Debris building up in roof valleys
- Leaning or weathered chimney stacks
- Cracked or blistered flat roof coverings
- Worn lead at chimneys and abutments
Trees in and around Highwoods shed leaves that can end up in nearby gutters.
Before you book anyone
- Whether any drone flown is registered with the CAA
- How long the report takes to arrive
- Whether VAT is added on top
- Which parts of the roof they’ll actually see
What we do, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Rural addresses near Russell's Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Leave side gates unlocked
- Clear the way to the loft hatch

What a roof survey looks like in Russell's Green
Russell's Green lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For landlords with property near Cooden Beach station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Russell's Green
Do you survey roofs for landlords with property near Cooden Beach station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
Is my home in Russell's Green listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long will you be at the property?
It typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
