Roof survey in Watermill
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed crumbling chimney pointing or cracked flaunching and condensation or damp timbers in the loft, a survey will tell you what’s going on.
In a small place like Watermill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How we price roof surveys
Prices vary from roof to roof, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Height and safe access
- If the survey needs thermal imaging or a drone
Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- Dates you’re working to, such as exchange
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Tips from our surveys
Small things make a difference. Some pointers:
- Move stored items away from the loft hatch
- Find records of any re-roofing or repairs
- Include dormers, porches and garages when you book
- Mention any damp patches when you book
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.
Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Why get it checked now?
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner. Older and listed buildings around Watermill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Roof surveys in Watermill: local notes
The coast is about 3 miles or less from Watermill, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Bexhill High Academy, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Highwoods, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near Crowhurst station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions from Watermill
How do I find out if my home in Watermill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Watermill?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
When you need someone else
In fairness, there are limits to any roof survey:
- Whether the roof structure meets design loads
- Confirmation of asbestos in soffits or cement sheets
- Faults hidden behind ceilings or boarding
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Rural addresses near Watermill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
