Roof surveys for homes and businesses in Sidley
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, the roof space and ridges, hips and valleys, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and cracked or blistered flat roof coverings.
Houses in smaller places like Sidley can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Prices for roof surveys in Sidley
The price reflects the time and kit the roof needs. That comes down to:
- The height of the building and how the roof can safely be seen
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- The package you choose: Basic, Standard or Premium
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Getting in touch
We’ll usually ask about:
- Photos of the roof, taken safely from the ground or a window
- Anything about access we should know
- The style of property, from a terrace to a block
- Why you want a survey: buying, a leak, a storm or new work
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
Different roofs, different checks
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Landlords, agents and block managers in Sidley
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Roofs, chimneys and gutters in Sidley
Sidley is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you live near a park like Egerton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as All Saints Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
- A structural engineer’s report
If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.
Roof types and parts we check
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Natural slate
- Flat roofs
- Clay and concrete tiles
- Chimney stacks
The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Parking around Sidley is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Show us where any leaks or stains appear
- Make sure the loft hatch can be reached

FAQs for Sidley
How do I find out if my home in Sidley is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Bexhill station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
How much is a survey?
Roof survey starts from £150, including VAT. You’ll know the exact price before booking. To get a price, call 07833 053749 or use the contact form.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
