How a roof survey works in Hastings Old Town

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Typical surveys look at blocked, sagging or leaking gutters and slipped, cracked or missing slates and tiles, on chimney stacks, the roof space and clay and concrete tiles.

Around Hastings Old Town, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

Roofs, chimneys and gutters in Hastings Old Town

Hastings Old Town lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Ark Castledown Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Linton Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What we do, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Some parts of a survey depend on the weather, so a visit to Hastings Old Town is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, it’s useful to mention:

  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Around Hastings Old Town, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • Independent findings on the roof’s condition
  • Two decades and more of roof surveys
  • Thermal imaging and drone inspection where they help
  • Over 5,000 surveys carried out

Questions from Hastings Old Town

Do you survey roofs for landlords with property near Hastings station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Does being near the coast affect roofs in Hastings Old Town?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do you need a roof survey in Hastings Old Town?

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Most people get in touch after spotting something like this:

  • Slipped, cracked or missing slates and tiles
  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings
  • Worn or blocked valleys

If you let a flat or house near Hastings station, a dated record of the roof is useful when planning maintenance across a let.
