America Ground homes and their roofs

The coast is about 1 mile or less from America Ground, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If your house is among the older ones in the streets near Holy Trinity Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places like Priory Meadow Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

About our roof survey in America Ground

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’re worried about water stains on rafters and ceiling joists and leaning or weathered chimney stacks, a survey will tell you what’s going on.

Trees around homes in smaller places like America Ground drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in America Ground

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

A survey makes sense if you’ve noticed:

  • Cracked mortar along the ridge
  • Gaps in the roof where coverings have gone
  • Worn lead at chimneys and abutments
  • Torn or sagging underlay

If you look after a building such as University School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • What the report includes, and whether it has photographs
  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Is there a chance to talk the report through?

What a roof survey includes

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Different roofs, different checks

Chimney stacks

We check the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Common questions in America Ground

Is America Ground within the area you cover?

Yes, America Ground is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in America Ground is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

How much does a roof survey cost in America Ground?

Roof survey starts from £150, including VAT. We confirm the price for your roof before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Parking around America Ground is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it’s shared
