Roof leak investigation in America Ground
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’re worried about damp ceilings under a flat roof and staining where a gutter or parapet meets the wall, we can find out what’s behind it, whatever the roof.
Chimney stacks on older houses around places like America Ground can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Being in a smaller place like America Ground does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know about any leaks, stains or damp patches you know of
- For flats, make sure roof access has been agreed

Common questions in America Ground
How do I find out if my home in America Ground is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do roofs near the sea, like those around America Ground, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Could my leak actually be condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
What do I do with the report?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
How do I book a survey in America Ground?
It is easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on weekdays, Saturdays and Sundays.
Do you climb onto every roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
What happens if roof problems are left?
Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Finding the leak comes first. With lower homes, common in places like America Ground, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we’re asked to look at in America Ground
A chimney stack has plenty of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the loft space.
It’s worth booking a survey if you’ve seen:
- Water marks that spread in wet weather
- Water that shows only in certain storms
- Damp underlay across a wide area
- Damp on a chimney breast
Homes near green spaces such as Linton Gardens can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Prices for roof leak investigations in America Ground
Prices always include VAT. The things that change the price are:
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
- Whether it’s a home or a commercial building
- Basic, Standard or Premium
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.
What to tell us when you get in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Dates you’re working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
DIY checks: what’s safe
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Leaks and storm damage in America Ground
America Ground is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.
If your house is among the older ones in the streets near Holy Trinity Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you run a business near Priory Meadow Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Roof by roof
Valleys
Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.
