Flat roof surveys in America Ground

Flat roof survey in America Ground: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey upstands and outlets, EPDM rubber and mastic asphalt, and the problems we’re asked to look at most are failed seals around rooflight kerbs and splits, cracks and crazing.

Around America Ground, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check ceilings under the roof for damp patches
  • Have the roof looked at again after a severe storm
  • File the paperwork for the roof and any repairs
  • Keep outlets clear of leaves and moss

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

What a flat roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

How it works

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to America Ground is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Clear the way to the loft hatch

Why act early in America Ground

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Tradespeople may need to travel further to a smaller place like America Ground, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Flat and commercial roofs around America Ground

America Ground lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you run a hotel or guest house in or near America Ground, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. If you own a rental within reach of Hastings station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your house is among the older ones in the streets near Holy Trinity Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

America Ground is about 1 mile east of St Leonards, in East Sussex. Houses, flats, blocks and commercial buildings in America Ground can all book flat roof surveys. America Ground is one of the places in East Sussex we cover. There is also a page for Maidstone.

Questions from America Ground

Do you cover smaller places like America Ground?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do roofs near the sea, like those around America Ground, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.
