What a flat roof survey looks like in Upper Horsebridge
Horselunges Manor, about 0.6 miles north-west, is one of the historic houses in the wider area around Upper Horsebridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Polegate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a hotel or guest house in or near Upper Horsebridge, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. Take a building like Hawkes Farm Academy: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Flat roof surveys for homes and businesses in Upper Horsebridge
A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey single-ply membranes, felt flat roofs and EPDM rubber, and the problems we are asked to look at most are water getting in at rooflights and outlets choked with leaves and silt.
In smaller places like Upper Horsebridge, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Practical tips
Nothing here needs a ladder. Our suggestions:
- Book a survey every few years
- Limit foot traffic on the covering
- Clear roof outlets and gutters each autumn
- Keep clear of rooflights and fragile roof sheets
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- Parts of the roof that aren’t safe to walk on or view
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and does not.

Upper Horsebridge: your questions answered
Does a conservation area affect roof work in Upper Horsebridge?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover commercial flat roofs around Upper Horsebridge?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How we price flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- The use of thermal imaging or a drone
- Whether it’s a home or a commercial building
- The number of roofs, including extensions and garages
- Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
We’ll typically ask about:
- Access details, such as a loft hatch or a shared roof
- What made you get in touch
- Where water is showing inside, if it is
- The address and postcode of the property
To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.
Leave it or get it looked at?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Around Upper Horsebridge, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

How the survey changes by roof type
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Upper Horsebridge is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Unlock side gates and any roof access doors
- Mention any parking restrictions on your street
