About our flat roof survey in Tile Hurst
A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Typical surveys look at edge trims that have lifted or split and pools of water lying on the roof, across mastic asphalt, GRP fibreglass and EPDM rubber.
Flat roofs on exposed homes in small places like Tile Hurst take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
We keep jargon out of it: where something needs attention, it says so plainly.

Tile Hurst questions
Is Tile Hurst within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Tile Hurst is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How do I book a survey in Tile Hurst?
It’s easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof. We survey on any day of the week.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Note any new marks on ceilings beneath the roof
- Check the outlets after the leaves fall
- Note the date and type of any roof work
- Check that new brackets or units haven’t damaged the covering
For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
What a survey costs
All our prices include VAT. The things that change the price are:
- Which survey package you book
- Roof area
- Height and safe access
- How complicated the roof is, with its valleys, chimneys and parapets
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
What we need to know
Here’s what helps us most when you contact us:
- Anything about access we should know
- The address and postcode of the property
- Dates you’re working to, like exchange
- The kind of building and roof involved
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Flat roof surveys around Tile Hurst
Within a mile and a half or so of Tile Hurst there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If your house is among the older ones in the streets near Zoar Strict Baptist Chapel, the joins between later flat roofs and the old walls are where problems usually start. Take a building like Grovelands Community Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For hotels and guest houses around Tile Hurst, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

Can I check my roof myself?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether old sheeting or boards contain asbestos
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- An exact number of years the roof has left
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
What we check
- Felt flat roofs
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
- EPDM rubber
- Mastic asphalt
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Around Tile Hurst, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Mention any parking restrictions on your street
- Jot down any questions you want answered
