About roof surveys in TN37

We inspect what can be seen safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey flat roofs, lead flashings and the roof space, and common reasons people get in touch are cracked or blistered flat roof coverings and worn lead at chimneys and abutments.

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Roof surveys across TN37: local notes

From Hastings, St Leonards and Hollington to smaller places, people across TN37 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in TN37. Along the coast in TN37, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.

Baldslow: For businesses in and around places such as Priory Meadow Shopping Centre, a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like Ark Helenswood Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common roof problems in TN37

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

We are often asked to look at:

  • Cracked mortar along the ridge
  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble.

What to check before booking

  • Their track record with similar roofs
  • Their insurance cover
  • Whether the inside of the roof is included
  • How long the report takes to arrive

Roof by roof

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

Landlords, agents and building managers in TN37 and across East Sussex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Common questions in TN37

How experienced are you?

Over 20 years and more than 5,000 surveys.

How long will you be at the property?

Allow about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
