Independent chimney surveys in Baldslow

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Flaunching

About our chimney survey in Baldslow

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed bricks with flaking faces and signs that a stack is leaning, a survey will tell you what’s going on.

Some older homes in villages like Baldslow are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Questions from Baldslow

Is my home in Baldslow listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Ore station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

Why it’s worth a survey now in Baldslow

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Older cottages and farmhouses around Baldslow can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Baldslow often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached

Advice

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Different roofs, different checks

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Chimney surveys in Baldslow: local notes

Baldslow lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Durhamford Manor, about 3.8 miles north-west, is one of the historic houses in the wider area around Baldslow. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. The streets around a church like Church of St John the Evangelist are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Shop and office owners around Priory Meadow Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.
