About our flat roof survey in Baldslow

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are water getting in at rooflights and blocked or damaged outlets, across upstands and outlets, single-ply membranes and GRP fibreglass.

In a small place like Baldslow, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What we can’t see

It helps to know what a survey won’t do before you book:

  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

Baldslow questions

Do roofs near the sea, like those around Baldslow, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is my home in Baldslow listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Baldslow, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Limit foot traffic on the covering
  • Book a survey every few years
  • Never stand on rooflights or fragile sheeting
  • Note any new marks on ceilings beneath the roof

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Local flat roofs in Baldslow

Baldslow is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Durhamford Manor, about 3.8 miles north-west, is one of the historic houses in the wider area around Baldslow. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Priory Meadow Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you live in an older home near Church of St John the Evangelist, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building such as Ark Helenswood Academy, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. Older cottages and farmhouses around Baldslow can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
