Flat Roof Survey in Silverhill
Surveys of flat roofs on homes, extensions and commercial buildings around Silverhill, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Signs of deflection in the roof deck
- Upstands pulling away from walls
- Loose or cracked edge trims
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Limit foot traffic on the covering
- Clear roof outlets and gutters each autumn
- Have the roof looked at again after a severe storm
- Check that new brackets or units haven’t damaged the covering
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
About our flat roof survey in Silverhill
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We are frequently asked to look into upstands pulling away from walls and outlets that hold water back, across felt flat roofs, mastic asphalt and upstands and outlets.
In smaller places like Silverhill, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Different roofs, different checks
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

- Whether old sheeting or boards contain asbestos
- A structural engineer’s assessment of the deck
- The condition of the deck or insulation hidden under the covering

Leave it or get it looked at?
Flat roofs can’t usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Homes in smaller places like Silverhill can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What happens on the day
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Silverhill is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You tell us about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Let us know about parking near the property
- If it isn’t your property yet, arrange access through the agent
- Point out any leaks or damp patches

Related advice
Silverhill: your questions answered
Do you cover smaller places like Silverhill?
Yes. Silverhill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does being near the coast affect roofs in Silverhill?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How long does the survey take?
Time on site depends on the roof, but most surveys take about 1–2 hours at a typical home, and longer for a large or complex roof. The written report follows by email.
Do you check flat roofs for asbestos?
We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
What happens next?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Common roof problems in Silverhill
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
We are often asked to look at:
- Blisters and bubbles in the covering
- Dips that suggest the deck is deflecting
- Leaks around rooflights
- Edge trims that have lifted or split
If you own a rental within reach of St Leonards Warrior Square station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Flat roofs in Silverhill
The coast is about 2 miles or less from Silverhill, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you look after a building like Christ Church CofE Primary and Nursery Academy, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For businesses in and around places such as Priory Meadow Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.
