How a roof survey works in TN38
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey the roof space, chimney stacks and lead flashings, and the problems we’re asked to look at most are worn lead at chimneys and abutments and standing water on a flat roof.
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most houses, and longer for a large or complex roof.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across TN38
TN38 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in TN38.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in TN38. Flights that need permission only go ahead once it’s given. Parts of TN38 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
St Leonards: If you own a rental within reach of St Leonards Warrior Square station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as St Leonard's Church of England Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.
When you need someone else
It is a careful look at the roof, not the whole story. The main limits are:
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
What affects the cost of roof surveys
We confirm the price for your survey before booking. This is what makes a difference:
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
What we need to know
When you call or email, these details help:
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.
Common roof problems in TN38
Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
A survey makes sense if you’ve noticed:
- Gaps in the roof where coverings have gone
- Debris building up in roof valleys
- Worn lead at chimneys and abutments
- Standing water on a flat roof
Checking the roof from ground level
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Questions from TN38
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is TN38 in your area?
Yes. Our area covers London and South East England, TN38 included.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
