Landlord roof survey in St Leonards: what you get
Our landlord and block roof surveys cover St Leonards and the rest of London and South East England. A visit typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are missing or loose roof coverings and damaged party-wall upstands or parapets.
St Leonards mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Local roofs in St Leonards
St Leonards is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For landlords with property near St Leonards Warrior Square station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Summerfields Wood shed leaves that can end up in nearby gutters.

What a landlord roof survey does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Structural calculations or an engineer’s report
- Walls, floors and services beyond the roof
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

FAQs for St Leonards
Do roofs near the sea, like those around St Leonards, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can a landlord with a rental near St Leonards Warrior Square station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What does a roof survey cost?
Landlord roof survey starts from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or send us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
The survey, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, and longer for a large or complex roof. Most visits in a town like St Leonards start at the front of the house and work round to the back. Rear gardens and side paths frequently give the best view of extensions and back slopes. The loft comes next, where there’s safe access.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before the survey
- If you’re buying, let the agent know when we are coming
- Keep pets in another room
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.
Advice
Signs you need a landlord roof survey in St Leonards
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
Typical things we are asked to look at include:
- Choked outlets and gutters
- Ceiling stains reported by tenants
- Chimney stacks in poor repair
- Slipped or missing slates and tiles
If you live in an older home near St John the Evangelist's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before booking any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the survey will not cover
- Whether the inside of the roof is included
- How long they’ve been surveying roofs
Why get it checked now?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Once water reaches the loft insulation in a home in St Leonards, it loses much of its value and is slow to dry. That is an extra cost on top of the roof work itself.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

How the survey changes by roof type
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather and get close attention.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
