Silverhill Landlord Roof Survey
We take a careful look at the let or shared roof at your property in Silverhill, with photographs and a written report.
- Ceiling stains reported by tenants
- Chimney stacks in poor repair
- Loose ridge or hip tiles
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there frequently is around Silverhill, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Let us know about parking before the day
- Buyers: confirm access with the estate agent or seller
Getting a price

Landlord roof survey in Silverhill: what you get
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need when you book. Where we can’t get into part of the building, the report says so. We’re often asked to look into blocked gutters over flats and gaps where tiles or slates have slipped, on converted houses, blocks of flats and rented houses.
Trees around homes in smaller places like Silverhill drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a landlord roof survey does not cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- Walls, floors and services beyond the roof
- Structural calculations or an engineer’s report
- Parts of the roof we cannot safely see or access
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
What we look at
- Flat roofs on blocks
- Gutters and downpipes
- Blocks of flats
- Rented houses
- Converted houses
- Shared roofs
How the survey changes by roof type
Shared chimney stacks
Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog, and standing water follows. They’re checked during the survey.

What a landlord roof survey looks like in Silverhill
The coast is about 2 miles or less from Silverhill, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near St Leonards Warrior Square station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to St Matthew's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Alexandra Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Your questions about landlord roof surveys in Silverhill
Does being near the coast affect roofs in Silverhill?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Silverhill is within about 2 miles of the coast.
Will you come out to Silverhill?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What’s the price of a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit, so ring 07833 053749 or send us an email for a price.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.
How long will you be on site?
For a single house, expect about 1–2 hours on site and larger buildings take longer.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Act on high-priority defects quickly
- Book gutter clearing at least once a year
- Tell tenants when we are coming
- Keep roof surveys on a rolling plan
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents frequently choose the package that suits the building.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the visit with that in mind.
