Landlord roof surveys for homes and businesses in Hastings

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey flat roofs on blocks, converted houses and blocks of flats, and people most frequently book us about standing water on a flat roof and parapets and upstands in poor repair.

A place the size of Hastings has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a place the size of Hastings, the building you want surveyed may be a house, a flat above a shop or a whole block. Tell us which it is and who controls access, and the visit is planned around that.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

What affects the cost of landlord roof surveys

To price your survey, we check:

  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Hastings: your questions answered

Do you survey roofs for landlords with property near St Leonards Warrior Square station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is the coastal weather around Hastings hard on roofs?

Often, yes. Hastings is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

How do I arrange a landlord roof survey in Hastings?

Just phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Landlord and commercial surveys in Hastings

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Do you need a landlord roof survey in Hastings?

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Signs worth acting on include:

  • Mortar falling from ridges and verges
  • Gutters overflowing onto walls
  • Ponding or splits on flat roofs
  • Chimney stacks in poor repair

For site and facilities teams at buildings such as St Paul's Church of England Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you will get the report

What to expect from a roof survey

Hastings homes and their roofs

Hastings is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you live near a park like Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you own a rental within reach of St Leonards Warrior Square station, the gap between tenancies is a good time to have the roof looked at.
