Flat roof survey in St Helen's: what you get
Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey GRP fibreglass, EPDM rubber and felt flat roofs, and people most often book us about outlets that hold water back and failed upstands where the roof meets a wall.
Flat roofs in smaller places like St Helen's can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
What you get is a clear record of the flat roof on the day we saw it. It is useful straight away, and a good reference for later, like when you want to compare after future work.

St Helen's: your questions answered
Can you look at the flat roof of a hotel or office near St Helen's?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Does a conservation area affect roof work in St Helen's?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you go up on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you cover St Helen's for flat roof surveys?
Yes. St Helen's is part of the area we cover.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Surveys for landlords and agents in St Helen's
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

What affects the price in St Helen's
We confirm the price for the job before you book. These are the things that affect it:
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Booking your survey
A little information up front helps. Please include:
- The type of building and roof, like pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.
How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Parking around St Helen's is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Keep pets in another room
- Show us where any leaks or stains appear
- Jot down any questions you want answered

Checking the roof from the ground
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Tips that help
Nothing here needs a ladder. Our suggestions:
- Plan a survey before the covering reaches the end of its usual life
- Note the date and type of any roof work
- Keep outlets clear of leaves and moss
- Never stand on rooflights or fragile sheeting
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
Flat roofs in St Helen's
St Helen's is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you own a rental within reach of Ore station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Ark Blacklands Primary Academy will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you live in an older home near St Peter & St Paul, flat-roofed rear additions and dormers added over the years are worth checking.
