About our gutter survey in St Helen's
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We’re frequently asked to look into joints that drip after rain and leaves and moss blocking gutters, across downpipes, valley gutters and outlets and hoppers.
Houses in smaller places like St Helen's can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Get trees that overhang the gutters trimmed
- Don’t climb a ladder to look in the gutters
- Check for spilling water in a downpour
- Note any damp stains below the gutters
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.
What a gutter survey looks like in St Helen's
The coast is about 2 miles or less from St Helen's, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you look after a shop, office or commercial unit, for example near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to St Peter & St Paul: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Ore station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical home, and longer for a large or complex roof. You are welcome to ask questions while we’re there. A visit to a smaller place like St Helen's is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Clear the way to the loft hatch
- Have any paperwork from past roof work to hand
- If you’re buying, let the agent know when we’re coming

For landlords and managing agents
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Can I check my roof myself?
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
FAQs for St Helen's
I let a flat near Ore station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Does being near the coast affect roofs in St Helen's?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.
Will you walk on the roof?
Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
Roof by roof
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
