Common questions in Old Town
Is the coastal weather around Old Town hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is Old Town within the area you cover?
Yes, Old Town is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or use the contact form.
Do you test soffits or gutters for asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
How a gutter survey works in Old Town
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey downpipes, eaves gutters and parapet and box gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and gutters that have fallen out of line.
Around Old Town, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours on an ordinary house, or half a day or so for a commercial building. In a smaller place like Old Town, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Jot down any questions you want answered

Advice
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Gutter surveys in Old Town: local notes
Old Town is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Eastbourne station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Gildrege Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Why get it checked now?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from the ground. Arranging work in a smaller place like Old Town is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.

Tips from our surveys
Over many surveys, some simple habits stand out:
- Check the loft with care after heavy rain
- Get trees that overhang the gutters trimmed
- Check that downpipes are firmly fixed to the wall
- Look for green streaks or damp patches on walls
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow and spilled water harms brickwork and woodwork.
