How a gutter survey works in Ratton Village

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. Common reasons to book are gutters packed with leaves or moss and joints that drip after rain, on valley gutters, downpipes and eaves gutters.

In a smaller place like Ratton Village, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level
  • Hidden sections we cannot view safely

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What our survey covers.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Gutter surveys around Ratton Village

The coast is about 3 miles or less from Ratton Village, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Hampden Park station, the gap between tenancies is a good time to have the roof looked at. Take a building like Ocklynge Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Gildrege Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

How the survey changes by roof type

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Landlords, agents and block managers in Ratton Village

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Ratton Village questions

Can a landlord with a rental near Hampden Park station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Ratton Village within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

How long will you be on site?

A visit usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when booking.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Is there a good time of year to book a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it’s applicable.

How we price gutter surveys

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • When you need the report by

Booking is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

How it works

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to Ratton Village is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Move anything stored under the loft hatch
