About our gutter survey in Eastbourne

We survey gutters and rainwater systems in Eastbourne and right across London and South East England. On the day, we inspect what can be seen safely, from the ground, from windows and from the loft space. A visit normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. Common reasons to book are gutters packed with leaves or moss and gutters that have fallen out of line, on outlets and hoppers, valley gutters and eaves gutters.

Lots of homes in a place the size of Eastbourne are rented, and roofs are easy to forget between tenancies. For landlords and letting agents, a report on the roof, chimneys and gutters helps plan work ahead of problems. It also gives you photographs to look back on. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

How it works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If the property is near the centre of Eastbourne, let us know about car parks or permit rules nearby. Inside, the loft and any room with a stain are the places we’ll want to see. Outside, we work round the building to find the safe viewpoints.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Advice

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • The inside of buried drains
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Gutter surveys around Eastbourne

Eastbourne lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as St Andrew are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Princes Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Eastbourne is in East Sussex. Roofs in Eastbourne get the same thorough look as anywhere else in East Sussex. Our area takes in places right across East Sussex, large and small. You can also see our page for Brighton.

Postcode districts we cover here for gutter surveys: BN23, BN22, BN21 and BN20. Whether your property is on Vine Square, Ashford Square and Howard Square or a nearby road, we can survey it. We also cover Hampden Park (1 mile north-west), Upperton (1 mile south-west), Old Town (1 mile south-west), Ratton Village (2 miles west) and Meads (2 miles south). Larger places within reach include Hastings (13 miles north-east), Bexhill-on-Sea (9 miles north-east), Seaford (8 miles west), Lewes (14 miles north-west), Hailsham (6 miles north) and St Leonards (13 miles east). Being one of East Sussex’s larger places, Eastbourne has every kind of building, from houses and flats to offices.

Why it’s worth a survey now in Eastbourne

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. For a shop, office or block in Eastbourne, a roof leak can mean closed rooms, damaged stock or unhappy residents. Planned work is far easier to manage than an emergency.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Do you need a gutter survey in Eastbourne?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Common reasons to book include:

  • Cracked or loose downpipes
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Choked outlets or hopper heads

Take a building like Stafford Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Eastbourne questions

How do I find out if my home in Eastbourne is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Hampden Park station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we will plan the survey around it.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
