Gutter Survey in America Ground
Gutter surveys in America Ground from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys.
- Dripping or leaking gutter joints
- Choked outlets or hopper heads
- Water spilling over the gutter edge
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Leave gutter checks at height to someone equipped for it
- Check for spilling water in a downpour
- Keep climbers away from the eaves
- Ask for valleys and parapet gutters to be cleared too
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.
Gutter survey in America Ground: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are valley or box gutters that overflow inside and brackets that have dropped or snapped, on downpipes, outlets and hoppers and eaves gutters.
Around America Ground, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
Surveys for landlords and agents in America Ground
Landlords, agents and building managers in America Ground and across East Sussex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Parts of gutters that cannot be seen safely
- Underground drains, which need a CCTV drain survey
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

- Parapet and box gutters
What happens if roof problems are left?
Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Homes in smaller places like America Ground can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What we do, step by step
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes between one and two hours for a house, and longer for a large or complex roof. Being in a smaller place like America Ground does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Preparing for the visit
- Let us know where we can park nearby
- Show us where any leaks or stains appear
- Clear the way to the loft hatch

Common questions in America Ground
Do roofs near the sea, like those around America Ground, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
I let a flat near Hastings station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
How long will you be on site?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How do I arrange a gutter survey in America Ground?
The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof. Surveys run seven days a week.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
America Ground homes and their roofs
The coast is about 1 mile or less from America Ground, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For businesses in and around places such as Priory Meadow Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Homes near green spaces like Linton Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For an older house near a landmark like Holy Trinity Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
